The Financial Conduct Authority (FCA) is the independent watchdog that regulates financial services. It requires us to give you this document. Use this information to decide if our services are right for you.

1. Whose products do we offer?

Insurance:

We only offer products from a limited number of insurers for Building, Contents and ASU protection.

Mortgages:

We offer across the mortgage market advice.

2. Which service will we provide you with?

Insurance:

We will advise and make a recommendation for you after we have assessed your needs for Life, Critical Illness, Buildings and Contents, ASU and Income Replacement.

Mortgages:

We will advise and make a recommendation for you after we have assessed your needs.

3. What will you have to pay us for our services?

Insurance:

No fee.

(You will receive a quotation which will tell you about any other fees relating to any particular insurance policy.)

Mortgages:

No fee.

(You will receive a mortgage illustration when considering a particular mortgage which will tell you about any fees relating to it.)

 

4. Refund of fees

If we charge you a fee and your mortgage does not go ahead you will receive:

A refund of 50% of any fee received will be refunded if the mortgage does not proceed.

5. Who regulates us?

Our permitted business is advising on and arranging mortgages and non-investment insurance business.

If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service.

7. Are we covered by the Financial Services Compensation Scheme (FSCS)?

We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.

Insurance:

The maximum level of compensation for claims against firms declared in default on or after 1 January 2010 is 90% of the claim with no upper limit.

The maximum level of compensation for claims for business conducted on or after 14 January 2005 and against a firm declared in default before 1 January 2010 is 100% of the first £2,000 plus 90% of the remainder.

Advice and arranging of compulsory insurance from the same period is protected in full.

Long-term insurance (e.g. pensions and life assurance): The maximum level of compensation for claims against firms declared in default on or after 3 July 2015 is 100% of the claim with no upper limit.

The maximum level of compensation for claims against firms declared in default on or after 1 January 2010 and before 3 July 2015 is 90% of the claim with no upper limit.

The maximum level of compensation for claims against firms declared in default before 1 January 2010 is 100% of the first £2,000 plus 90% of the remainder.

What is the compensation limit for insurance claims? For firms declared in default on or after 3 July 2015, protection is at 100% where claims:

(a) arise in respect of a liability subject to compulsory insurance; or

(b) arise in respect of a liability subject to professional indemnity insurance; or

(c) arise from the death or incapacity of the policyholder due to injury, sickness, or infirmity;

Protection is at 90% where claims arise under other types of policy with no upper limit.

No protection is available for Goods in Transit, Marine, Aviation and Credit Insurance. Contracts of reinsurance are also not protected.

Mortgages:

Mortgage advising and arranging is covered for 100% of the first £50,000 to each claimant. Protection from mortgage advice became available from FSCS for advice and arranging on or after 31st October 2004.
